Fort Worth and San Francisco-based asset management firm TPG acquired a portfolio of office assets throughout the Harwood District, a 30-plus acre, mixed-use development in Dallas. TPG Real Estate will recapitalize the five-building portfolio in partnership with the District’s developer, Harwood International, which has retained a minority interest. The portfolio includes 1.2-million-square-feet of Class A office space, which is situated in the heart of “Y’all Street,” the growing Wall Street of the South.
Texas added 391,243 residents in 2025, the most of any state, and brings its population to 31.7 million, according to census figures. The Lone Star State grew by 1.2%, its slowest clip since 2021.

Reported fourth quarter 2025 sales of $20.3 billion, compared to $18.6 billion in 2024. Net earnings were $1.3 billion and cash from operations was $3.2 billion in the fourth quarter, a $2.2 billion jump from 2024. Free cash flow was $2.8 billion after a pension contribution of $860 million.
CEO James Taiclet highlighted record demand, citing a year-end backlog of $194 billion that represents about 2.5 times annual sales and 6% year-over-year sales growth. He emphasized operational execution, noting record deliveries of 191 F-35 fighter jets and 620 PAC-3 MSE interceptors.
Taiclet announced a multi-year framework agreement for PAC-3 MSE interceptors, with plans to increase annual production from approximately 600 to 2,000 units, and a similar agreement for an increase of THAAD interceptors, from 96 to 400.

Fort Worth-based Elbit Systems of America received a delivery order from the Marine Corps valued at approximately $74.4 million for Squad Binocular Night Vision Goggle systems. The lightweight system is helmet-mounted and combines a binocular with high-performance white phosphor image intensification tubes.
Gatik, whose autonomous truck vehicle facility is at AllianceTexas, said it has secured $600 million in contracted revenue and deployed fully driverless trucks for commercial operations.

Harbor Capital Industrial Fund I sold 1201 S. Commercial, a 22,371-square-foot industrial building in Arlington. The property was acquired in December 2025 as part of Harbor Capital’s four-building Arlington industrial portfolio. Garrett Goldstein and Andrea Heist of Rich Young Company represented the seller. Prosperity Bancshares announced the acquisition of Stellar Bancorp in a $2 billion cash-and-stock transaction, a nearly 20% premium. Stellar Bank, a strong commercial franchise, operates more than 50 locations throughout Texas, focusing on the greater Houston, Beaumont and Dallas areas.
